Professional Residential Loan

A residential loan product for professionals

For Professionals with combined incomes in excess of $60 000.
A professional package loan for all residential properties.
An option for no ongoing fees for the variable rate.
Progress payments available for construction.
Flexible repayment and fixed rate options.
Has redraw facility.

Terms: Principal and Interest up to 30 years.
Loan Size: $30 000 to $500 000
Max Lending Ratio: 95% of value

Fixed rates are available for 2 to 5 years.


Unsaved Deposit

A no record of savings home loan product

Requirement of proof of a saved deposit is waived providing the source of deposit is declared (Stat. Decl.).
This is ideal if you have a First Home Owners Grant, or have borrowed your deposit, or you have been gifted your deposit.
With all the features of a traditional home loan product such as redraw facility.
Flexible repayments at weekly, fortnightly, or monthly intervals.
Progress payments available for construction

Terms: Principal and Interest up to 30 years.
Loan Size: $50 000 to $1 250 000
Max Lending Ratio: up to 90% of the value of the security

Standard Lender's Mortgage Insurance premium payable after lending over 80% of security value.


Adverse Credit Home Loan

Dig yourself out of a financial hole

A lending product able to deal with adverse situations that would otherwise hamper your lending.
Assesses the risk profile of the applicant to achieve the optimal rate.
Specifically designed with adverse credit applicants in mind

The risk profile can include:

  • Incomplete income records.
  • Higher than normal serviceability ratio.
  • Difficult to verify income.
  • Regional securities.
  • 'Gift' deposits.
  • Bad credit ratings, etc.

Terms: Principal and Interest from 15 to 30 years.
         Interest Only up to 5 years option.

No Financial Asset Based Loan

Residential lending based on Property Value.

Under less than ideal circumstances, it may not be possible to provide complete financial details.
Or financial documentation is difficult to obtain and/or has minor credit impairments.
Or those financial details may preclude someone from regular lending.

In these cases, we have a variety of products which can*:

  • Handle all of the above for owner occupied and domestic purposes.
  • Handle all of the above for business or investment purposes.
  • Conditionally take security over both residential properties and vacant lots.
  • Support Owner Occupied, PAYG, PAYE, and Self Employed applicants.
  • Require only the confirmation of your ability to service the loan.
  • Provide a Line of Credit and Interest Only option.
  • Offer flexible terms and repayments.
  • Allow up to 70% body ratio.
  • And all with NO ongoing fees.

No Deposit Home Loan

An owner occupied, residential lending programme providing funds for those with a stable income but no deposit. Also suitable for new migrant.

Restricted to residential property in SE Queensland, Sydney & Melbourne.
Minimum income requirements of $60 000 per annum.
No Deposit OR Equity Required.
Up to 106% Lending Ratio

Terms: Principal and Interest - 30 years.
Loan Size: Dependent upon city.
Max Lending Ratio: up to 106% of property value


Foreign Investor Loan

Many foreign residents who are unable to provide suitable documentation to establish their income for traditional lending can use this product.
Its purpose is to provide funding for the purpose of purchase or refinance of Australian residential property by foreign residents.
It requires limited financial documentation.

Terms: Principle and Interest up to 30 years.
                Interest Only Option up to 5 years.
Loan Size: $30,000 to $1 million.
Max Lending Ratio: 80%

Note: If applicants can provide full tax returns and assessment for the past 3 years, it is possible that a maximum lending ratio of 80% is acheivable.
